Director Of Technology
Location: San Francisco, CA -Steps Away from Oracle Park
Job Type: Full-Time
Compensation: $145,000-$150,000 per year + Bonus + Full Benefits + Free Valet Parking
About Us
Baco Properties is a well-established and highly respected integrated real estate investment firm with over four decades of proven success as owner and operator of the Security Public Storage portfolio. Headquartered in San Francisco’s dynamic South Beach neighborhood, just steps from Oracle Park, we specialize in the acquisition, development, and management of self-storage facilities and commercial real estate across six states.
As we continue to expand, we’re seeking a Director of Technology to join our growing team. This is an exciting opportunity to play a key role at a company known for its long-standing industry reputation, strong investment track record, and entrepreneurial culture.
In addition to our industry success, we offer an energetic workplace environment, weekly company-catered snacks, and valet parking or public transit right outside our front door. Our office is in the heart of the city’s tech and innovation hub- surrounded by the energy that defines San Francisco.
Position Overview
We are looking for a director-level leader who can take ownership of our full tech and data stack, push our AI and data strategy forward, and help us compete with the large REITs technologically. This isn't a startup-of-one role: we already have a modern stack in production and people on the ground. Cloudflare Workers, apps running React and Python, a Microsoft Fabric data warehouse, a custom pricing algorithm, and AI are already running in live workflows, servicing 53 locations and roughly 39,500 units. The next leader inherits a real foundation, not a legacy swamp or a blank slate, and will decide how to further modernize, consolidate and build our technology.
This position reports directly to executive leadership and is designed for a leader who is equally comfortable setting strategy and doing the work. We value builders over delegators
What You'll Own
Revenue & Pricing Intelligence
- Develop an occupancy-driven, competitor-aware, and automated pricing strategy across all 53 locations
- Build and maintain dashboards that give ownership a clear daily view of revenue, occupancy, leads, delinquency
- Develop predictive models to forecast vacates and enable proactive lease-up
Marketing Technology & Attribution
- Working with the marketing team, lead source attribution and paid media ROI measurement end to end
- Own GA4 and Conversions API implementation and data quality
- Connect marketing spend to revenue outcomes so ownership can see what's actually working
IT Infrastructure & Systems
- Own the full tech stack: PMS (Yardi, Sitelink), gate access, security, and customer-facing platforms
- Drive integrations so systems actually talk to each other, no more manual exports and spreadsheet stitching
- Lead cloud migration to enable remote operations and multi-location scaling
- Establish cybersecurity baseline and incident response practices
AI & Automation
- Deploy AI-powered tools that reduce manual workload: inquiry handling, delinquency workflows, review generation
- Build automation for lien notices, payment reminders, and auction triggers
- Identify and pilot new AI applications with measurable ROI
Customer Experience & Digital Operations
- Enable fully contactless rentals: online lease signing, digital access codes, no required office visits
- Launch a tenant portal for payments, account management, and support
- Drive the technology side of our Google presence and reputation strategy
Who You Are
You've done this before in some form (not necessarily in self-storage), in an environment where you owned infrastructure and data simultaneously. You're comfortable being hands-on (you've written queries, configured systems, pushed code when needed) and strategic (you've made the case to ownership for investments and delivered them). You've implemented AI tools, not just managed vendors who did.
- 5+ years in a senior technical role with both infrastructure and data/analytics ownership
- Direct experience with revenue management, dynamic pricing, or demand forecasting systems
- Hands-on with at least one property management platform (Yardi, Sitelink, or comparable)
- Track record of building automation that replaced manual work with results you can quantify
- Comfortable working in a small company where you'll do more than you'll delegate
- Strong communicator who can translate technical decisions for non-technical stakeholders
What Sets You Apart
- You've implemented AI-powered tools in an operational context not just pilots, but things that stuck
- You understand unit economics and can connect technology decisions to revenue outcomes
- You've built something from scratch inside an existing company not just maintained inherited systems
- Self-storage, real estate, or hospitality background is a meaningful plus
