Brit Properties is hiring an experienced Property Manager to oversee our portfolio of 25 industrial properties throughout the Chicagoland area.
This is not an entry-level position. We are looking for someone with 5+ years of property management experience, preferably with industrial, commercial, warehouse, flex, or multi-property real estate portfolios.
This will be for someone who is organized, responsive, hands-on, and capable of managing tenant needs, building issues, vendors, inspections, repairs, and ongoing property operations.
What You'll Do
The Property Manager will be responsible for helping Brit Properties keep our industrial buildings well-maintained, tenant issues addressed, and property operations running smoothly.
Key responsibilities include:
- Manage day-to-day operations across 25 industrial properties
- Serve as a primary point of contact for tenants regarding maintenance, repairs, access, and property issues
- Coordinate vendors, contractors, inspections, repairs, and service calls
- Obtain bids, compare pricing, and help manage project timelines
- Conduct regular property visits and document building conditions
- Monitor roofs, HVAC systems, parking lots, docks, doors, lighting, landscaping, snow removal, plumbing, sprinkler systems, and general building maintenance
- Identify issues early and communicate them clearly to ownership
- Track open work orders, tenant requests, vendor follow-ups, and completed repairs
- Review invoices for accuracy before approval
- Help ensure tenants are complying with lease obligations related to maintenance, repairs, and property care
- Support leasing and investor reporting with property-level updates when needed
What We're Looking For
We need someone who has real experience managing industrial properties and knows how to get things done. The right candidate is proactive, detail-oriented, reliable, and comfortable managing multiple buildings at once.
Qualified candidates should have:
- 5+ years of property management experience
- Experience managing commercial, industrial, warehouse, flex, or multi-tenant properties
- Strong understanding of building systems, maintenance issues, vendor coordination, and tenant communication
- Ability to identify problems before they become a bigger issue
- Experience obtaining bids and managing third-party contractors
- Strong follow-up skills and the ability to track multiple projects at once
- Professional communication skills with tenants, vendors, brokers, and ownership
- Ability to work independently and keep leadership informed
- Strong judgment, accountability, and attention to detail
- Reliable transportation for property visits throughout Chicagoland
Preferred Experience
- Industrial real estate property management experience
- Familiarity with roofs, HVAC, loading docks, overhead doors, asphalt, masonry, sprinkler/fire systems, and tenant improvements
- Experience managing capital improvement projects
- Experience reviewing leases and understanding landlord vs. tenant maintenance responsibilities
- Experience with property management software, Excel, work order tracking, and vendor management
- Existing relationships with contractors or service providers in the Chicagoland area
Lease Responsibility Experience
A key part of this role is understanding lease responsibility. Brit Properties owns buildings with different lease structures, including net leases and gross leases. The Property Manager must be able to review lease language and determine whether the tenant or landlord is responsible for specific property management items, repairs, maintenance, reimbursements, and capital improvements.
The right candidate should understand how to manage tenant requests based on the lease, not assumptions. This includes knowing when a cost should be paid by Brit Properties, passed through to the tenant, reimbursed by the tenant, or reviewed further with ownership.
Candidates should have experience with:
- Net leases, gross leases, and tenant reimbursement structures
- Landlord vs. tenant maintenance responsibilities
- Real estate taxes, insurance, CAM, repairs, and operating expenses
- Vendor coordination and tenant chargebacks
- Reviewing lease language before approving work
- Identifying when an issue should be escalated to ownership
This is especially important because strong property management is not just about fixing issues quickly. It is about protecting the property, enforcing lease obligations, controlling expenses, and preserving investor cash flow.
