Essential Functions & Responsibilities
- Participate in preconstruction activities, including constructability reviews, budgeting, value engineering, procurement planning, and project strategy.
- Serve as the primary point of contact for the client, architect, consultants, inspectors, and other project stakeholders.
- Partner closely with the Superintendent and field team to coordinate daily project operations and implement efficient construction methods.
- Develop, maintain, and update detailed project schedules while identifying and addressing potential delays.
- Prepare and manage project documentation, including subcontracts, change orders, meeting minutes, RFIs, notices, correspondence, and project reports.
- Coordinate with subcontractors and utility providers to plan connections between new and existing building systems.
- Manage subcontractor performance, contractual obligations, progress, and overall project execution.
- Manage project costs, evaluate change order requests, negotiate fair pricing, and accurately forecast project financial performance.
- Review, track, and expedite submittals, shop drawings, equipment, and critical materials to maintain project schedule.
- Maintain high standards for quality control, productivity, and project execution.
- Take ownership of project production and proactively resolve scheduling, coordination, and construction issues.
- Support and enforce jobsite safety requirements in partnership with field leadership.
- Provide project cost and production feedback to the estimating and preconstruction teams.
- Lead value engineering and market research efforts to identify design alternatives that align with project budgets and design intent.
- Develop design and procurement execution strategies that fulfill contractual requirements while identifying cost-saving and energy-efficient opportunities.
- Establish project protocols for organizing and communicating product literature, O&M manuals, RFIs, submittals, substitutions, and design clarifications.
- Coordinate BIM execution strategies with design documents, subcontractor design-build requirements, and constructability considerations.
- Maintain strong communication and collaboration across ownership, design, field operations, subcontractors, and internal teams.
Qualifications & Experience
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
- Minimum of 5 years of commercial construction experience, with a general contractor.
- Experience managing projects from preconstruction through closeout.
- Strong understanding of construction means and methods, project controls, scheduling, contracts, and cost management.
- Excellent written and verbal communication skills with strong interpersonal and leadership abilities.
- Proven ability to manage multiple priorities, resolve complex project issues, and maintain accountability across project teams.
- Advanced degree, certifications, or additional construction-related training is a plus.
Technology & Software
- Proficiency with Primavera P6 and/or Microsoft Project.
- Experience with Procore and/or Sage Timberline.
- Strong Microsoft Office and Microsoft 365 skills, including Outlook and Teams.
- Experience with Bluebeam for document review, PDF markup, and collaboration.
