Reports to: Senior Asset Manager
Total Compensation: $55,000 - $70,000
Schedule: Weekend availability required
About M1 Ventures
M1 Ventures is a New York-based real estate investment firm focused on value-add multifamily and mixed-use acquisitions in premier Manhattan neighborhoods. We own and operate a portfolio of properties across Soho, the East Village, NoHo, Nolita, and select markets outside New York. We acquire 2-4 assets per year alongside institutional family office capital partners. We are a lean, high-ownership team where every member works directly alongside the founding partners.
The Role
The Leasing Manager owns leasing across M1 Ventures' New York City portfolio. This role is responsible for leasing every unit that turns over in every building. You're covering a portfolio spread across several buildings and neighborhoods, running every deal yourself from first inquiry to signed lease. The Senior Asset Manager sets rent targets and approves terms; you execute against them and close.
What You Will Do
- Own the full leasing cycle for every vacant unit across the portfolio, from first inquiry to signed lease
- Respond to and qualify leads from StreetEasy, Zillow, and referrals, and run tours across the portfolio, up to 50 a week during peak summer months, roughly 10 a week the rest of the year
- Manage outbound marketing campaigns to drive additional demand beyond inbound leads
- Ensure units and building common areas are presentation-ready before tours, flagging issues to property management
- Vet every applicant's income, credit, and background to a consistent standard
- Negotiate rent and concessions under guidelines set by the Senior Asset Manager
- Keep every listing accurate and current across StreetEasy, Zillow, and the internal CRM
- Coordinate with property management and building staff so move-ins and move-outs go smoothly
- Report leasing pipeline, conversion rates, and vacancy status to the Senior Asset Manager and partners weekly, flagging trends and recommending what to adjust
- Support the Senior Asset Manager with day-to-day asset management tasks during lighter leasing periods
What This Role Grows Into
The person who succeeds here will take on more autonomy over time: wider latitude on rent and concession decisions, ownership of leasing strategy across the portfolio, and involvement in broader asset management work as the firm scales. If you perform, you are recognized and rewarded.
Required Qualifications
- 0-2 years of leasing, sales, or customer-facing experience
- Professional attire for all tours and prospect-facing interactions
- Strong verbal and written communication skills; you'll give ownership and partners regular, clear feedback on leasing performance and recommend what to improve, not just report numbers
- Genuine comfort talking to strangers, negotiating, and asking for the close
- Sharp organizational instincts, with the ability to track dozens of applicants and units at once
- Organized and willing to keep information updated on internal software tools
- A track record of taking ownership of a result rather than waiting to be told the next step
Preferred Qualifications
- Familiarity with the NYC rental market, particularly downtown Manhattan neighborhoods
- Comfort using social media to market listings and build presence
- NY real estate license (not required)
