Location: Livingston, New Jersey
About the Role
Eastman Companies is seeking an experienced Director of Property Management to lead property operations across Eastman's office and retail portfolio, bringing hands-on physical-plant expertise, structure, and accountability to a self-performing maintenance model, while reporting to leadership with financial rigor.
The ideal candidate combines deep commercial property management expertise with strong technical knowledge of building systems, experience leading in-house maintenance teams, and the ability to develop processes that improve efficiency across the portfolio.
What You'll Do
As the Director of Property Management, you will:
- Lead and develop the property management team, establishing clear expectations, accountability, and performance metrics.
- Oversee the day-to-day operations of a diverse commercial portfolio consisting of office and retail properties.
- Design and implement operational processes for maintenance, vendor management, lease administration, collections, and other key property management functions.
- Prepare and manage operating budgets, analyze financial performance, and explain budget variances to executive leadership.
- Negotiate, review, and manage vendor and service contracts.
- Lead an in-house maintenance team responsible for preventive maintenance and day-to-day building repairs.
- Oversee capital improvement projects ranging from tenant build-outs, roofing, parking lots, and common area improvements to multi-million-dollar renovation projects.
- Monitor project schedules, budgets, and quality while ensuring timely completion.
- Prepare ownership reports, KPI dashboards, and operational updates for leadership.
- Leverage technology and AI tools to improve reporting, organization, and team productivity.
What We're Looking For
The ideal candidate will have:
- 10+ years of commercial property management experience.
- Experience managing large office and retail portfolios with multiple direct reports.
- Strong hands-on knowledge of commercial building systems, including HVAC, electrical, plumbing, roofing, and life-safety systems.
- Experience leading self-performing maintenance teams rather than relying primarily on third-party vendors.
- Proven success managing aging commercial buildings and deferred maintenance programs.
- A player-coach leadership style with the ability to mentor teams while remaining engaged in day-to-day operations.
- Experience managing both small capital improvement projects and large-scale renovations.
- Strong financial acumen, including budgeting, forecasting, variance analysis, and P&L responsibility.
- Experience negotiating vendor contracts and managing long-term service relationships.
- Excellent written and verbal communication skills with experience preparing reports for ownership or executive leadership.
Preferred Qualifications
- Experience with both office and retail portfolios.
- Background with a small to mid-sized commercial real estate owner/operator or property management company.
- Experience overseeing accounting or leasing functions.
- Familiarity with property management software such as Yardi, MRI, AppFolio, or similar platforms.
- Industry certifications such as CPM, RPA, or CAM.
- Experience leading energy efficiency or building modernization initiatives.
- Comfortable incorporating AI tools into daily workflows.
