Title: Construction Superintendent
Focus: Luxury Residential Renovations (Apartments, Penthouses, Townhouses)
Pay: $150-180k with Bonus + Healthcare
Location: New York, NY
We are seeking an experienced and driven Superintendent to join our team and take full ownership of high-end residential field operations from mobilization through to project closeout and client handover. This is a hands-on leadership role for someone who thrives in a high-spec environment and takes personal pride in the quality of their work.
Key Responsibilities
- Manage overall daily site operations, logistics, and field workflows for luxury residential projects valued up to $40M
- Oversee and coordinate subcontractors, vendors, and major trade partners, ensuring work is completed on schedule, on budget, and to the highest quality standards
- Maintain alignment on safety policies, ensuring all job sites remain fully compliant with OSHA, NYC DOB, and building management requirements across all project phases
- Conduct regular quality control inspections and milestone audits throughout all phases of construction
- Manage high-level field schedules and trade sequencing, proactively identifying and resolving critical path delays before they impact delivery
- Serve as the primary on-site strategic liaison for clients, architects, designers, and building supers—maintaining the white-glove experience our clients expect
- Review architectural drawings, contracts, plans, specifications, and submittals to ensure technical accuracy while flagging field discrepancies early
- Document executive progress reports, daily logs, and any critical site issues requiring escalation
What We're Looking For
- 4+ years of experience as a Superintendent on high-end luxury residential interior or gut-renovation builds
- Demonstrated experience supervising luxury apartment, penthouse, or townhouse projects at scale (up to $40M build value)
- A stable and loyal employment history - we invest in our people and value long-term commitment
- Exceptional attention to detail and a deep understanding of high-specification finishes, custom millwork, and stone installation
- Strong communication and interpersonal skills - comfortable working directly with high-net-worth clients, board members, and design professionals
- Proficient in scheduling, site documentation, and project management tools (e.g., Procore)
