Summary: Manages commercial or industrial real estate properties for clients by performing the following duties personally or through subordinate supervisors.


Essential Duties and Responsibilities: include the following. Other duties may be assigned.


Prepares the annual Asset Management Plan for assigned properties in accordance with the established goals and objectives of the venture partner or client.


Ensures that the Asset Management Plans assigned properties are being successfully implemented;


Responsible for the day to day operations and maintenance of assigned properties;


Negotiates, executes and monitors all necessary vendor contracts for the assigned properties;


Approves all project invoices under $15,000. Invoices over $15,000 will also need to be approved by a Senior Property Manager or General Manager.


Monitor and initiate delinquent receivable collections and coordinates appropriate legal actions to collect delinquent funds and to gain possession of suites of delinquent tenants.


Manages all tenant leases to assure full compliance with the lease provisions;


Determines and implements escalations and reconciliations;


Establishes and maintain comprehensive lease files which contain all addendum and tenant correspondence.


Provides timely and professional response to tenant requests;


Complies with the venture and client Asset Management agreements for assigned properties;


Ensures that all obligations of the Asset Management Agreements are met, including the preparation of operational and marketing reports;


Serves as the property contact to venture partners and clients;


Prepares materials and presentations, as requested, for on-site partner and client meetings and property reviews;


Attends appropriate events with venture partners and clients to promote goodwill and strengthen relationships.


Coordinates, with the appropriate Regional Construction Representative, all tenant improvements, capital improvements and capital repairs conducted on assigned properties; Approves invoices for all fees or permits for the construction work conducted on assigned properties.


Develops and enhances professional skills and credentials by participating in IREM, BOMA, NAIOP, ICSC, professional seminars and associations.



Supervisory Responsibilities:


Supervises the activities of vendors, such as janitorial, engineering, maintenance, landscapers, parking lot sweepers, security, etc.

Education and/or Experience:


Bachelor's degree from four-year College or university; or five to ten years related experience and/or training; or equivalent combination of education and experience.



Language Skills:


Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, legal documents and financial statements. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.



Mathematical Skills:


Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.Ability to apply concepts of basic algebra and geometry.



Reasoning Ability:


Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.



Computer Skills:


To perform this job successfully, an individual should have knowledge of JD Edwards Accounting software; Yardi Accounting Software; Outlook Contact Management systems; ACCESS database software; EXCEL Spreadsheet software and WORD Processing software.



Certificates, Licenses, Registrations:


Current driver's license

Current automobile insurance

CPM or RPA or CCIM designation preferred

Current real estate license.
